We can certainly perform all of the traditional surveying, planning and civil design services required to develop land, but where we are unique is that we are experienced developers. We understand the business end of land development, since we have purchased, owned and taken the risk of development. We understand cash flow, and its constraints, which is very significant in today's market. We know how to add value to land via paperwork - acquiring entitlements and preparing conceptual master plans and renderings. Entitlements (such as master planning, zoning, platting, floodplain design and management, utility commitments to provide service, etc) are simply governmental approvals, and extend certain rights and privileges to a tract of land that can be relied upon by the owner and its successors. In the vast majority of cases, entitlements can be obtained without spending large amounts of capital, such as construction costs of installing infrastructure (streets and utilities). Many vacant tracts do not sell quickly or for a good price because there are so many unknowns concerning raw land; i.e. no entitlements. Land with entitlements does not have the unknowns associated with raw land, and therefore enjoys a higher probability of selling, and selling for a better price. We also usually recommend dividing the tract into smaller, saleable lots; thereby increasing the unit price of the land. Smaller lots bring higher values per square foot than larger tracts! In short, we add value to your tract BEFORE any development construction expenses are incurred, reducing the cash outlays required, and greatly increase the likelihood of the tract selling - at a good price.
